Step 1
This is one of the most exciting times of the build process. Not only do you sign your contract and know that your house will soon take shape, you will receive your detailed building programme which shows exactly what will be happening when.

Also at this stage you can put your mark on your home by choosing your bricks, roof tiles and joinery colours for the outside of your home before moving to the inside and concentrating on carpets, tiles, blinds, door hardware, kitchen colours and paint shades.

Should you have a definitive idea of what you would like and this does not appear on our extensive specification list, you can specify your requirements as a variation. This is the time to consider things like heat pumps, underfloor heating and cabling for the home theatre!

Behind the scenes final working plans are drawn up and building consent is granted.

Step 2
Construction begins! Preparing the ground and installing underfloor plumbing and drainage takes place before the concrete is poured.  It is great to see bare land transformed and the footprint of your home in place. Many of our customers visit their section at this time to stand on site and envisage how their home will evolve during the following few weeks.

Step 3
It’s amazing how quickly frames, roof trusses and fascia are erected. With a building wrap applied at this stage, the structure starts to take on the character of the home.

Step 4
Roof tiles, soffits, spouting and the installation of the windows, give a sense of permanent structure to the building and show the first ‘visible’ indication of colour choices on the outside of your home.

Step 5
The addition of bricks is a ‘milestone’ visually and appear in no time. At this point the electrical pre-wiring, internal pre-plumbing can be started and the TV aerial installed.

Step 6
Adding insulation internally and downpipes externally enable you to see and imagine just how warm you will be in the winter.

Preparing the ground for landscaping is also a sure sign that your completed home is no longer a distant dream.

Step 7
The addition of gib stopping and gib lining at this stage enables you to stand in each room and, for the first time, and visualize more clearly your living environment.

Installation of the garage door, erection of the fencing and laying the driveway, paths and terrace complete the structural work externally.

At this stage your home is completely closed in from the elements.

Step 8
Landscaping, lawns, kerbing and the construction of your letterbox create that ‘ready to move-in’ feel from the road side.

The installation of the kitchen is also a great step forward in seeing how your home is evolving internally.

Step 9
At this stage all of the timber work is completed and your internal doors installed.

Step 10
Time for the painter!  Many of our customers get excited at this stage as they can see the results of their hard work in choosing their wall colours.

Step 11
All of the electrical work can be finished at this point and the bathroom suites installed.

Step 12
Once the bathroom is in place your choice of tiles for these rooms together with the entrance way and kitchen can be expertly applied.

The plumbing is also completed which means that, effectively, the construction part of your build has finished.

Step 13
This is the time your house becomes a home! The installation of carpets, blinds, shelving and door hardware mean that your home is ready for the cleaners and final inspection.

Step 14
Our expert cleaning crews will leave your home glistening.  The Code of Compliance can be issued and the purchase of your home settled.

It’s now time to move in – on the day we guaranteed!
