David Skudder
David Skudder came to Generation from a building background, both on behalf of other building companies and for himself. He describes the Generation joint venture as the best thing he came across in his search for a new business.
“It was the concept of shared responsibility that really did it for me. It’s a good philosophy, based on sound ethics. It just felt really good,” he explains.
He describes Whangarei as an interesting market with a real mix of active homeseekers. He currently has eight house/land packages available and is looking at three or four other subdivisions as well.
“There might also be some interesting opportunities in Ruakaka that would be worth pursuing – it’s a lot like Papamoa in terms of people looking for a great retirement lifestyle.”
As the business expands, though, he would really like to push north into the Bay of Islands.
“There’s some good land in Paihia and great potential for our product. There’s a lot of development going on up there and I know the market well.”

My Generation is: Rodney

Paul Barker
From civil engineer to sales and service franchisee to 20 years as an Air New Zealand airline steward, Paul Barker has tried his hand at a number of careers. Along the way though, he had also built houses and boats, and it was this experience that supported him into one of Generation’s first joint ventures.
“I would never get involved in another franchise, but with the joint venture the company has a very real interest in our success.”
Paul wasn’t previously familiar with Generation, but the product, its presentation and its systems appealed to him as something he could believe in and be comfortable selling. He could also see a trend developing whereby retirees were selling the family home and looking for a single-level house on the flat.
“There are certainly developers starting to move on projects in the region, and an increase in supply should help bring more land within people’s reach. There’s certainly a demand for great new homes in such a beautiful lifestyle area.”

Rodney and Jess Lalich
“There’s some great new land coming into the pipeline here. We’ve got a strong presence in a fabulous subdivision at the moment and there is more coming onto the market as we speak,” says Generation Karaka’s Jess Lalich.
Both she and husband Rodney were well-acquainted with Generation Homes before they joined the company as joint venture partners. Their first house, bought in 2003, was a Generation Homes package. Jess’s parents have owned Generation Homes, as have Rodney’s parents and grandparents.
“So, when we were in a position to look for a business opportunity for ourselves, we jumped at the chance of a joint venture with Generation. From a customer’s point of view, we strongly believe in the brand and its processes.”
The couple bought 11 sites when the market was flat, opened their showhome and sold out in eight weeks.
“There’s a lot of subdivision happening around us, driven by price and proximity to Auckland.”

Paul is no stranger to building, with plenty of hands-on experience under his belt.
“I could immediately see that Generation Homes was a great business model – I could see it working in a market that I already knew really well. The joint venture structure appealed because it gave me a stake in the company overall, and the people are fantastic. That element of support was essential to me.”

Alana Savage
Alana took over Generation Homes in Hamilton in July 2010 and is the most recent JV Partner to join the Generation family. She has been impressed with the company systems and processes and how well the Generation brand in known throughout the Waikato already.

Hamilton born and bred, Alana and her husband Murray Wallace, have an intimate understanding of the property market here in Hamilton. Murray is a partner of one of he largest Land Surveying firms in Hamilton, Blue Wallace Surveyors. Leveraging Murray’s knowledge of land and subdivisions throughout the Waikato gives them a distinct advantage with sourcing good projects.
"We have plenty of land and projects coming up which puts us in a good position to offer some reasonably priced house and land packages, specifically in Dixon Road, early in 2011". In the meantime Alana has house and land packages within four major subdivisions at the north end of Hamilton and 24 house and land packages at Rosehill Lifestyle Village in Te Awamutu.

David Mansel
When builder David Mansel tired of hearing homeowners decrying the arduous and stressful business of building a new house, he launched Generation Homes – with business partner Graham Hockly – to address the issue. That was back in 1997, and since then he and Graham have developed a series of systems and processes designed to take all the pain out of a new home project.
Prior to Generation, David owned and operated building company Accent Homes, so he brings years of industry experience to the table for his clients. Today, he is director of the Tauranga and Hamilton joint ventures, as well as continuing to oversee the company’s strategic direction and overall performance.
“What makes me most proud of what we do is that around a quarter of all our Generation have built with us before – they’ve enjoyed the experience and have come back for more,” he says. “We focus on listening to you, taking away your frustrations and going that much further for you than our competitors would.”

Lyndon Marshall
Born and bred in Reporoa, Lyndon Marshall knows the Taupo property scene inside out. That’s one reason why his business is a little different from most of the other Generation joint ventures.
“Most other branches of Generation Homes offer predominantly house and land packages, which is fine if you’ve got lots of subdivisions in the pipeline,” he observes. “However, Taupo is a long-established rural and recreational centre, where most of the land was bought up years ago. This means that a lot of our customers – from farmers wanting to upgrade to bach-owners thinking of spending more time here – are after a great new home for their existing site, and we’re happy to help!”
And the brand has been well-received in the Taupo market, with Lyndon delivering 21 homes in 18 months. There are more on the way too as Generation makes its presence felt in the few subdivisions that are under way around the lake.

Richard Searle
Richard Searle launched Generation Homes in Gisborne in February 2009 and is impressed at how well the company has been received.
“Our guarantee of certainty regarding cost and delivery is proving very attractive – it’s a new thing in this market.”
Gisborne born and bred, he has an intimate understanding of the property market here, and the advantages and peculiarities that set it apart from the rest of the country.
“There’s a lot of new land coming into the pipeline. We’ve got a presence in three outstanding subdivisions at the moment, and there are more coming onto the market. David and Anna Barker
Having lived in New Plymouth for the last eight years David and Anna Barker launched Generation Homes with the opening of the Wills Road showhome in September 2010.
Prior to taking up the Generation joint venture for Taranaki, David and Anna have had busy careers – David has a civil engineering degree, although his career to date has been mainly in management and finance, and Anna is a qualified accountant.  They were drawn to Generation Homes because of the integrity and ability of the management behind the company and the uncompromising quality of the product. What’s more they are so convinced that they now live in a Generation Home of their own!

“These are great houses, very robust and finished with quality fixtures and fittings” says David. There is a lot of competition amongst building companies in Taranaki but David is convinced that the formula of a straightforward fixed price and a fully completed house will be very attractive. David is very pleased that they have been able to source nearly all the contractors locally.

And there’s a lot going on in New Plymouth, as the city boundaries expand down the coast towards Bell Block, says David.
“It’s a very healthy region and it’s exciting to see it all opening up.”

Alan Pye
When Alan Pye opened his Generation Homes showhome on March 6, 2010, it was the company’s newest joint venture. He showed 50 groups through the showhome on that first weekend and has continued to enjoy enormous support since then.
“We’re producing a package that is exactly what people are looking for on the Kapiti coast – it’s a market segment that was sought-after here, but just hadn’t been filled,” he says. “People are choosing to move here from Wellington. They’re coming for the climate and lifestyle, but it’s still so close to the capital for commuting, especially with the new road and rail upgrades.”
Alan has currently secured opportunities in two major subdivisions, with pending involvement in 12 altogether. As new infrastructure such as the Transmission Gully motorway comes on-line, he expects land prices in Kapiti to rise, favouring those clients who moved fast early on.
