Couple build their impressive first investment property in Auckland

After their existing home doubled in value after only four years, Brian and Tom decided to partner with Generation Homes to build their first investment property in Pukekohe, located 50 kilometres south of Auckland city.

The pair were surprised by just how easy and smooth their first new home build was with Generation by their side. Bowled over by their trusted consultant’s helpfulness, the project’s guaranteed completion date and their new house’s quality finishings, Brian and Tom easily made their transition to becoming rental property investors and haven’t looked back.

They have built a stylishly designed three-bedroom home with two bathrooms, an open-planned kitchen, dining and living area, and a single garage. Thanks to their north-facing home’s generous plot size, their tenants can enjoy an expansive backyard.

Why did you turn down the option of buying an existing property for your investment?

BRIAN

There are so many benefits and tax advantages with a brand new build that you don’t get with an existing house, for example depreciation on all chattels. With a brand new build, we can claim the depreciation on the chattels as property investors.

Why did you select Generation Homes to build your investment property?

TOM

We bought an existing home four years ago for a really good price. In those four years it doubled in value and we were able to leverage the equity in that home to build an investment property.

We contacted an investment consultancy who recommended that we build in Pukekohe and partner with Generation Homes. We went out and met with Joshua, the sales consultant for Generation Homes, and liked what they had to offer. The next day we signed on the dotted line.

TOM

 

The thing that is attractive about Generation Homes is that the local office isn’t completely independently owned; they are all partly owned by head office. As an investor, it gives us piece of mind. The way Generation has structured their business is assuring for an investor:  you’ve got a level of security there, so that you feel covered.

Why did you choose to build in Pukekohe?

TOM

Our investment consultancy recommended Pukekohe because of its proximity to us in Auckland. It also came down to our budget and just the fact that Pukekohe is a high-growth area.

BRIAN

 

They researched the whole of New Zealand and presented us with areas that are getting consistent and stable property growth. Pukekohe was one of those areas. It has a town centre already, and the government has announced that they are going to spend the money to build an electric railway the whole way out to Pukekohe.

How did you choose your section?

BRIAN

We basically had the choice between two sections, due to budget. Our section is north facing, it’s about 400 square metres - so the size of the house we built on it means there is a sizable backyard. Most of the houses that are being built there don’t have backyards as big as ours.

GH What colour palette did you select for your home?

TOM

 

We went with a neutral palette because it would look modern and goes with most furniture. The carpet is a dark grey and the walls are a smog finish. The outside is a dark brown brick; it’s not black, but it was the darkest we could get in the standard brick colour range. We have dark down pipes, dark guttering, a dark roof and window framing in matt titania.

How did you rate your experience working with the Generation Homes team?

BRIAN

We basically only dealt with Joshua and I can’t speak highly enough about him. Throughout the build he would send us progress updates with high resolution photographs. While we were going through this process, a colleague was going through a build of his own with another company. He was only getting progress updates when he asked for them and they were three bullet points with a single low resolution photo. It was like chalk and cheese, the difference in what we got compared to others.

TOM

 

Joshua was giving us progress reports, recommendations, suggestions and updates on what was coming next. The depth of his enthusiasm, knowledge and willingness to help was amazing. Joshua was more than a salesperson, he was a trusted consultant. I’d build another home with him. Joshua went above and beyond. Not only did he meet us on his day off and spend time with us, he also helped arrange daily watering of the grass seed meaning we didn't have to worry about this, and the lawn is looking great.

What is your favourite feature in your new home?

BRIAN

It has got fibre connection and the whole house is wired for data. Our current home is old and in the middle of renovation, so we don’t have either of these. Also the backyard – once the grass has grown and the landscaping is finished, that place is going to be a joy.

TOM

 

I think the finish of the house. It is just spotless, I think it looks really nice. I also like the double glazing and the layout of the house. We are working with a property manager to look after the rental side of things for us and when she saw the finished house, she said that she has not seen a house of this quality in all the homes she’s managing or built herself. She has already recommended Generation Homes to others!

What were some of the biggest lessons you learnt during this build process?

TOM

I think for any investor you have to get in there and do it. If you get the right house, right advice and the right people, it’s not difficult at all. It’s just a process you go through and it’s not that complicated. It’s just a matter of having all your ducks in a row and having great people around you who are willing to help you through the process. I’ve heard people in the past tell me such horrible stories about their home builds, but this was just amazing. The house was done in time and it was easy. It was a brilliant experience.

BRIAN

 

I think regardless of whether you are building a new home for yourself or as an investment property, pay close attention at the beginning. When we got the plan and the specs, I didn’t read it thoroughly. When it came to the end, there were a couple of things that I didn’t realise we weren’t going to get, but that’s my fault because I didn’t read the plan closely enough. But we’re still absolutely thrilled with the end result.

Do you have any advice to people thinking about building a new home or investment property?

TOM

We had an investment consultant and I think that was what pulled us in the right direction when it came to investment properties. We also went with a lot of recommendations that Joshua and the Generation Homes team gave. They came up with brilliant ideas on design elements, so it’s not only a well-designed house, but it is one that is going to last through time. Listen to the people around you, they are there to help.
