Experienced Construction Manager picks Generation Homes for first new build

With more than 12 years’ experience in commercial and residential building, Hamilton-based Construction Manager Malcolm Rawnsley and his partner Kate Shirtcliff, selected award-winning residential company Generation Homes to build their family’s first new home.

The couple were Generation Homes’ first customers to build a new home in the Landon Park subdivision at Cambridge.

Malcolm was attracted to Generation’s comprehensive range of house and land packages, and believed the company’s fixed price and on-time delivery guarantee would be the best financial option for his family.

The couple selected Generation Homes’ Espirit plan to lay the foundation of their new four bedroom, two bathroom property with dual lounge areas, double garage and large office. They also invested in a few custom variations, including an extended kitchen bench and a barbeque window to put their own personal stamp on the property.

As new parents, Malcolm and Kate wanted to ensure their first home was spacious and could handle the growing curiosity of their two-year-old daughter, Charlotte-May.

Why did you decide to build with Generation Homes, despite having a contractor in your family already?

KATE

Well for one thing, he is too expensive! I can’t afford to pay him!

MALCOLM

 

We did look into project managing our own build, but we were too busy to build a house within Kate’s timeframe – and also the big thing was money. The company I work for doesn’t give you a fixed price and Generation Homes did. This made it much easier for us with our bank, who work really well with Generation Homes.

KATE

When we visited the , we just really liked the layout and the fact that even the basic package included all the fixtures and fittings.

What made you build brand new instead of buying an existing home?

KATE

We were thinking about buying an existing property, but it was Generation’s house and land packages that really sold us. Many of the existing houses we looked at we’re over 20-years-old and they didn’t have double glazing, had older appliances, needed to be repainted and would have had other maintenance issues – but with Generation Homes, our landscaping, blinds and everything was included. Plus we would be the owners of a brand new home.

MALCOLM

 

We did do our research on other building companies, and that is one thing that Generation Homes had over the others, is that they offered a completed product. For example, one the other competitors didn’t include curtains or blinds. It was nice being able to just walk in, unload our stuff and not have to worry about anything else. In the end a new home ended up being cheaper than investing in an older home that needed work done to it.

What made you want to build in Cambridge?

KATE

Both of us come from rural backgrounds, and it’s just like a small town out there. Also the express way is so close. It’s so easy for us to get in and out of town and to work, which only takes 15 minutes! 

MALCOLM

 

I think we were tired of living in the ‘rough’ area in Hamilton. Kate wanted a new home in a nicer area where we could raise our daughter.

Did you do any custom modifications to your home?

MALCOLM

As we already have Charlotte-May, we knew we wanted a minimum of four bedrooms. Having dual living areas would also be ideal for another family at resale, so we did alter the plan quite a bit. We filled in our small courtyard to make it into an office. We also upgraded our roof from tiles to corrugated iron and ensured that all bedrooms were at the back of the house because we didn’t want guests to walk into our home and straight into someone’s bedroom.

KATE

 

We also baby-proofed the house. We replaced the bifold ranch sliding doors with standard sliding doors so we could easily access the barbeque area without the risk of Charlotte-May running into anything that stuck out. In terms of appliances, my sister-in-law told us to invest in an electric stove top so that we could lock it and the kids wouldn’t be able to turn it on. Our double garage is actually massive. This was largely because of the layout of the land and we had to position it so the driveway went straight onto the road, but we have so much storage space. Malcolm has his own little workshop out there, so it is like his own wee man-cave, and we have a separate laundry.

GH How have you designed your outdoor area?

KATE

 

Landscaping-wise we wanted to keep it low maintenance, and keep it mostly grass so that Charlotte-May could play. We have the makeshift badminton court and net set up on the lawn too. Our biggest feature would be the water feature outside the front of our house, which looks great. It also provides a bit more privacy for our front door when you look at the house from the road.

Were there any challenges with your design or build process?

KATE

No, it was incredibly stress free and Generation Homes communicated with us a lot during the construction.

GH

Describe your experience working with Generation Homes’ staff and subcontractors.

MALCOLM

Everyone was great. They got to know us and the level of communication throughout the whole building process was really good. They gave us the choices and everything was there on hand when we were picking the colours, fixtures and hardware. It was very easy.

KATE

 

We are actually on the other side of the road from the so we still see the Generation Homes staff. It’s really good because they are at work when we aren’t home and vice versa so we can keep an eye on each other’s houses. They are really friendly and we get along with them all really well. Scott, our Construction Manager, even decorates our water feature! It’s had a Christmas theme and he turned it into a person at Halloween, so there’s still a bit of banter which we have really enjoyed.

GH What do you love most about your new home?

KATE

 

I love that it is just so warm in winter. The double glazing and the heat pump system throughout the house warms it quickly. Also with the heat we have experienced this summer, I am so happy with the air conditioner settings too.

MALCOLM

 

I think my favourite part would be the whole building process – it was just so stress-free. They didn’t muck around and they gave us the house within the timeframe we were told. From the time it started until the time we moved in, it just went very smoothly, so we can’t complain.

Would you build with Generation Homes again?

KATE

Yes, we definitely would.
