Cambridge offers outstanding value for larger customised homes

Competitive house and land packages in Cambridge are attracting buyers and investors frustrated by skyrocketing prices and limited land supply in Auckland, Hamilton and Tauranga.

North Island regions like the Waipa District are experiencing solid growth in new homes being built.  Cambridge is expected to absorb most of Waipa’s growth, with an extra 14,000 people anticipated to move into the town by 2050, according to the Waipa District Council. 

A major drawcard of Cambridge is its close proximity to Hamilton and Tauranga, and easy commute to Auckland.

Capitalising on the strong demand for new properties in the central-North Island is top 10 residential builder Generation Homes. The company is opening a new 245sqm four bedroom showhome in Cambridge North’s Landon Park this Saturday, July 8 to meet demand.  

Generation Homes Waipa-Coromandel director Trevor Roberts says high prices in Auckland, Hamilton and Tauranga are motivating buyers to relocate to more “reasonably priced centres” to build large, customised homes in well developed subdivisions.

“New subdivision developments like Landon Park are making it easier for well-heeled buyers to achieve their desired build,” he said.

“The best subdivisions are not merely rows of housing. They are communities with walkways and parklands, thoughtful landscaping, shared spaces for residents to meet and relax, shopping precincts, schools and sporting facilities that are often part of the subdivision or easily accessible.

“By focusing on good design and providing customers with options to enhance their property, we are building new communities that are visually appealing, architecturally harmonious and highly sought after.”   

Generation Homes Waipa-Coromandel released 24 house and land packages in Landon Park via public tender late last year and all have been sold or are currently under contract. New sections in Landon Park will be available following the release of Stage 2 later this year and Stage 3 in 2018.

“Our Cambridge showhome reflects the latest in residential building trends from functional outdoor entertaining areas to stylish and customised interiors,” Roberts says.

The new showhome is on the market for $850,000. It is a customised version of the popular Generation Homes’ Tauriko plan, now renamed Te Miro.

The showhome features a large open plan living, kitchen and dining area which opens onto an alfresco patio area with timber decking. The house has a separate formal lounge, master bedroom with ensuite, walk-in wardrobe and a media room which could be used as a third garage – a popular variation requested by Cambridge buyers. Other upgrades include a large tiled shower in the ensuite, a walk-in scullery, ducted air conditioning and irrigation system.  

“We’re experiencing increased demand for larger homes, with an average size around 220sqm. There has been a big push for functional outdoor living spaces with larger decks, covered alfresco areas and terraces,” says Roberts.

“Our new Cambridge showhome is a culmination of what many buyers are currently looking for in the market so it’s a great place to start gathering information and planning their own home building journey.”

Cambridge has been earmarked for future residential and infrastructure developments by Waipa District Council. The Council is planning to rezone enough land to build 5,700 more houses, including the 1,044 houses already tagged in the north west of Cambridge.

“We’re taking registrations of interest from buyers who may be thinking about purchasing a house and land package in Landon Park when more sections become available in Stage 2,” Roberts says. “Most of our enquiries are coming from the retiring market relocating out of Auckland and empty nesters.”

The Generation Homes Waipa-Coromandel operation also works direct with section owners to find the right architecturally-designed house plan for a selected site.

“It’s really important for land owners to seek professional advice before selecting or customising a house plan,” Roberts says.

“By visiting a showhome our consultants can develop a better understanding of the customer’s needs and wants, their decision for moving and budget. This ensures we find the right plan for their site that’s designed to capture the sun and maximise views.”

Generation Homes was established in Tauranga in 1997, and is focused on providing affordable houses without compromising on design or quality.

Roberts has 36 years experience working in the building and construction industry and partnered with Generation Homes in 2012. The Generation Homes Waipa-Coromandel operation settled 43 house and land packages at the end of the 2016 financial year.  

Generation Homes’ new Landon Park showhome at 51 Norfolk Drive, Cambridge will be open every Sunday to Friday from 12-3pm.

The official opening will be held this Saturday, July 8 from 12-3pm.
