In 2007 Generation Homes implemented a Joint Venture Partnership model which allowed for growth into other parts of New Zealand. Seeing the value in the systems they had created and the production build methodology which allows for a repeatable process that can see builds completed in a set timeframe and at a fixed price, Generation Homes has helped to build 1000’s of homes in communities across the country.
Our Joint Venture structure means that even though we work as regional businesses, each partnership as a vested interested in seeing the national business succeed, grow and strengthen its overall position in the market. While providing a financially stable business structure, our brand and business model also has a solid reputation for always paying our bills on time.
Different to a franchise model, the Joint Venture model see ownership shared between Generation Group and the Regional Directors. This forms a true collaboration between both parties. The Director of each region also has a vested interest in the success of the wider Generation Homes brand and has the support and knowledge of the wider business to draw on
Our Regional Directors live, work and raise their families in these communities. They have strong relationships with local developers, trades people, suppliers, investors, and our customers.
Underpinning this structure is the leadership team in our national office. The national office provides core services in operations, procurement, marketing, sales, finance, systems and people development. The team work with the Regional Directors and their teams on a daily basis to help make their businesses a success and give them the support the need to grow and expand their product range.
We are now seeing the next generation of business owners moving up and taking on leadership roles.
Our vision is to be New Zealand’s best project partner and we see collaboration both internally and with external partners as a key part of this.
Since our inception, Generation Homes has partnered with landowners and investors to develop residential communities exceeding $600 million in value to date.

HOW WE WORK
Represents the majority shareholders of the overall business, are owners of the brand ‘Generation Homes’ plus the systems and business model. Generation Group has a Board with an independent Chair. The CEO reports to the Board.
The CEO is responsible for the growth and leadership of Generation Homes. Working closely with Generation Group, Generation New Zealand and the Joint Venture Partnerships to ensure that effective strategic business plans are created and executed to achieve our business objectives. The Generation New Zealand team report to the CEO.
They are both regional shareholders and directors who run the day-to-day construction, sales and land development businesses. They represent the other shareholdings which are not owned by Generation Group.
Is the national leadership team who work with each region and represent the interests and alignment between Generation Group and the JV Partnerships on a day-to-day basis.
HOW WE WORK
Generation Group is made up for the original founders of Generation Homes - David Mansel and Graham Hockly - and through the Joint Venture Partnership model is a major shareholder in each of our regional businesses. The Group owns the brand, IP and systems that are used throughout our regions and as such has it's own Board that represents the interests of Generation Group and the strategic direction of the company as a whole.

At the core of our Joint Venture Partnership model are our Regional Directors. Each of the Directors is a major shareholder in the construction business they run in their given region. They run the day-to-day operations, as well as planning for future development and innovation within their region and teams. Working together with the CEO and Generation New Zealand team, their goal is to run a financially stable and sustainable business by building projects in both the residential and commercial residential space - reinforcing our vision to be New Zealand's best project partner.

Generation New Zealand is the national office and leadership team for Generation Homes. Our team is headed by CEO Craig Hopkins and works on a daily basis with all of our Joint Venture Partnerships. As a national company we believe in a collaborative approach and the national office provides core services to the Regional Directors allowing us to work together to achieve our overall vision to be New Zealand's best project partner.
