Peace of Mind Rental Yield Guarantee Promotion

TERMS AND CONDITIONS 
At Generation Homes (Christchurch South) Limited and GH CHCH North Limited we understand that building or buying a new investment property can be stressful. That’s why we are pleased to offer a 2 year rental yield guarantee to give you confidence no matter what the rental market is doing.

The terms and conditions of our offer are set out below.

How to apply
If you are entering into a conditional agreement with Generation Homes (Christchurch South) Limited or GH CHCH North Limited to purchase one of our eligible house and land package as an investment property (Investment Property) between Thursday 19th March 2026 and Thursday 30th April 2026 (inclusive) and your property will be managed by a property management company approved by us, you will be eligible for our rental yield guarantee.

Please check with a Generation Homes Sales Consultant or the Managing Director as to which packages are eligible for this offer.

If you wish to take up this offer, simply let our Sales Consultant know and we will include it in your agreement. 

How much you are eligible to receive
This offer is intended to top up the rent payable to you for your new Investment Property if it falls below 4.8% gross yield. The gross yield is based on the purchase price of your Investment Property (Rent Top-up). We will top up the rent payable to you to a maximum of $4,000 per year over the two year period beginning on the date that is three weeks after settlement of the sale and purchase of the Investment Property.

How will you receive the Rent Guarantee Payment
To receive the Rent Top-up, you must authorise your property manager to notify us if the rent payable on your Investment Property falls below 4.8% gross yield. We may request proof, for example, in the form of a copy of your tenancy agreement (with personal information removed) or statement of account from your property manager.
If you are eligible for the Rent Top-up, Generation Homes (Christchurch South) Limited and GH CHCH North Limited (as applicable) will pay it monthly in arrears to your nominated bank account by.

Exclusions
This is not an occupancy guarantee and will not cover full rent if your property is empty due to a lack of tenants or a force majeure such as a natural disaster or pandemic. It is only intended to top up your weekly rent payments if they fall below market rate. We recommend you take out landlord’s insurance to protect you from tenant negligence and your property being vacant.

Privacy
If you choose to participate in this promotion, we will be required to collect your nominated bank account details from you. This information will be kept in accordance with the Generation Homes Privacy Policy linked here.

Please note:

  • Generation Homes (Christchurch South) Limited and GH CHCH North Limited (as applicable) reserve the right to accept or decline any offers of purchase in their sole discretion.
  • The promotion does not apply to house and land packages sold by other Generation Homes group companies.
  • The promotion does not apply to agreements for house and land packages entered into prior to 19th March 2026 or after 30 April 2026.
  • Generation Homes (Christchurch South) Limited and GH CHCH North Limited are not responsible for any tax implications arising from the Cash-Back Payment, we recommend you check with your accountant to confirm any tax implications arising from the Cash-Back Payment.
  • This offer is not available in conjunction with any other offer.
